Rules, Regulations, And Occupancy Guidelines
The following rules and regulations are in place for the benefit of all occupants. Alabama Wildwood RV Park management has established these guidelines to ensure a safe, orderly, and enjoyable environment. These rules do not constitute a landlord-tenant relationship or agreement for permanent housing.
Cancellation And Refund Policies
The following policies apply to all reservations at Alabama Wildwood RV Park.
- No refunds are available for no-show reservations.
Early Checkout Policy
All sales are final. No refunds are issued after check-in.
Daily Or Weekly Stays
- Cancellations made less than 48 hours prior to scheduled check-in are non-refundable.
- Cancellations made at least one week prior to arrival receive a 50% refund, unless the stay falls on a holiday.
- Cancellations made at least 30 days prior to arrival receive a full refund.
Monthly Stays
- Cancellations made less than 48 hours prior to scheduled check-in are non-refundable.
- Cancellations made at least one week prior to arrival receive a 50% refund of the reservation fee.
- Cancellations made at least 30 days prior to arrival receive a full refund.
- Refunded amounts are credited toward a future stay within the same calendar year.
Long-Term Stays (3 Months Or More)
- Cancellations made less than 14 days prior to scheduled check-in are non-refundable.
- Cancellations made within 30 days of arrival receive a 50% refund, transferable to a future stay within the same calendar year.
Deposits And Payment Information
- A $250 security deposit is required for all long-term guests.
- Accepted payment methods include credit cards, debit cards or ACH Electronic Check. Monthly billing options are available for long term guests.
- Rates are subject to change without notice. Late fees apply to outstanding balance 4 days post due date.
RV Eligibility And Site Use
- RV sites are issued only for qualified mobile RV units. Buses, mobile homes, and altered vehicles are not permitted. RVs must be under 400 square feet, 15 years or newer, easily movable, and maintain intact wheels and hitches at all times.
- Daily, monthly, seasonal, and annual park agreements are renewed at the discretion of park management. Failure to pay site fees may result in immediate vacancy.
- Agreements are automatically terminated upon sale or permanent removal of any RV unit. All RV sales require inspection and approval by park staff prior to transfer.
Site Maintenance And Appearance
- Occupants are responsible for maintaining their RV site, including lawn cleanliness and outdoor furnishings. Failure to maintain site appearance may result in park staff performing maintenance at the occupant’s expense.
- RV sites may not be used for storage beyond patio furniture, portable grills, bicycles, and neatly stacked firewood. Indoor furniture, appliances, spare parts, tires, and non-outdoor items are prohibited outside the RV.
- No vehicle washing, automotive repairs, oil changes, or utility panel tampering is permitted onsite.
Utilities And Electrical Use
- Electric usage is billed based on consumption. Air conditioning units must be turned off when RVs are unoccupied. Units left running while unoccupied will result in a $10 daily fine.
- Tampering with electrical utility panels is a felony and will be prosecuted.
- Outside lighting is permitted only when placed on a timer.
Trash And Waste
- Trash must be placed curbside for weekly pickup on scheduled collection days. No outside refrigerators or freezers are permitted.
Dumping of furniture, mattresses, or large items is prohibited.
Vehicles And Parking
- RV sites may not be used for storage of boats, cars, or additional vehicles beyond the RV itself. Storage is limited to approved items.
More than two vehicles or boats may result in additional monthly fees.
Quiet Hours And Conduct
- Quiet hours are from 10:00 PM to 6:00 AM.
- Radios, televisions, and outside noise must be off during quiet hours.
- Children must return to their campsite at curfew. Bicycles, skateboards, scooters, golf carts, and similar devices are not permitted after dark or on sidewalks.
- Mechanically powered devices must follow the 5 MPH speed limit.
Pets
- Pets must be leashed at all times and may not be left unattended. Owners must clean up after pets.
- Aggressive or disruptive animals are not permitted. Sample breeds not allowed include Doberman, German Shepherd, Rottweiler, Pit Bull, and Akita. Management reserves the right to deny any animal creating an unsafe or unwelcoming environment.
Long-Term Guests And Deposits
- A $250 security deposit is required for long-term guests and is refundable upon departure provided rent is paid in full, utilities are undamaged, and the site is left clean.
- Failure to comply with park rules may result in eviction, forfeiture of deposits, and removal of the RV at the owner’s expense.
